Tivoli

The Tivoli Specific Plan includes 454 acres, with a housing unit range from a minimum of 1855 to a maximum of 3241 units. As presently designed, this translates to a resident population range of 5305 to 9269.

Proposed residential uses in the TSP consist primarily of a mix of mostly detached, single-family neighborhoods on various lot sizes. Approximately 36% of TSP development areas are designated as Low Density Residential (LDR). The remaining residential development areas in the TSP are proposed for Medium Density Residential (MDR) at 10% of total residential development area and Medium High Density Residential (HDR) at 9% of total residential development area.

Woodglen

Woodglen is a comprehensively-planned residential development on approximately 72 gross acres in the Kiernan-Carver CPD.

The Urban Area General Plan provides for an overall density of up to 7.5 units per acre within the Kiernan-Carver CPD. The Woodglen development program yields an average maximum density of 7.4 units per gross acre, comprising up to 353 single-family units on lots ranging from 3,000 to 10,000 square feet and 180 multifamily units, providing for a range of household income levels and lifestyles. The plan also includes public open space and an active open space area for recreational amenities for its residents.
